e& Business, the enterprise arm of e& Egypt, has signed a strategic partnership with Horizon Egypt Developments to build the smart digital infrastructure for SA’ADA New Cairo, integrating connectivity, IoT, and digital services into the project’s operating model from the earliest stages of development.
The partnership covers the deployment of Triple Play services, high-performance fiber-optic networks, and Internet of Things (IoT) solutions to create a unified digital ecosystem that will support the project throughout its development and operation.
Rather than treating connectivity as a standalone service, the companies will embed digital infrastructure at the core of SA’ADA’s operations, enabling real-time management of facilities, assets, and services. The platform is designed to improve operational efficiency, reduce downtime and resource waste, and support the long-term sustainability of the development.
As part of the agreement, e& Business will deploy its Ultra Fiber network, providing symmetrical multi-gigabit connectivity with high network stability and minimal signal loss, even during peak demand.
The platform will connect devices, sensors, and systems across the development to deliver real-time analytics for predictive maintenance, water and energy monitoring, asset management, and environmental and security insights. Its scalable architecture will also allow new smart services to be added without rebuilding the underlying infrastructure.
The digital ecosystem will support a range of smart city applications, including multifunctional smart poles equipped with energy-efficient lighting, connectivity modules, environmental sensors, and surveillance cameras. The project will also feature electric vehicle charging infrastructure, smart parking guidance, and intelligent transportation tracking.
Plans also include a unified resident application that will enable visitor access management, utility monitoring and payments, smart home controls, and seamless access to community and retail services through a single digital gateway.

The digital infrastructure and smart services will be rolled out in line with SA’ADA New Cairo’s approved development phases, with full operational readiness scheduled by the end of 2026.
